  • How will the project impact traffic?

  • Won’t the Creekside residences burden our schools and our other city services?
    The Creekside Lofts aren’t expected to have a significant effect on city schools given the type of residents anticipated and current infrastructure is sufficient to support the development.
  • How will the project affect the Shades Creek Watershed and how will it be protected?
    The project has been intentionally designed to respond to the objectives in the Shades Creek Watershed Management Plan and will be developed in consultation with the Samford Biological and Environmental Sciences Department in a sustainable way that protects and enhances the natural environment.
  • How long will this project take and what are the phases?
    Our current focus is on ensuring that we answer the city’s questions and explain the benefits to Homewood and its residents. Once construction begins we would expect it to take approximately five (5) to seven (7) years.
  • What kind of housing will the project have?
    The project will have residential lofts for Samford-affiliated residents, which could include faculty, staff, and alumni, upper division students, benefactors and others.
  • What happens to the sports complex on the current site?
    Samford’s existing soccer stadium and intramural fields will be replaced on the east side of Homewood High School with new shared facilities that will give the high school the opportunity for on-campus home football games.
  • What kind of retail and entertainment will the project include?
    The project creates a vibrant “village” with a unique set of retail, dining & entertainment offerings for Homewood’s residents, students, employers and visitors.
  • What is Samford’s role in the project?
    Samford owns the property and has entered into a joint venture with the developer to unlock fiscal, economic, environmental, educational and recreational benefits to the residents of Homewood. Samford is committed to strategic growth, grounded in providing best-in-class education in a Christ-centered environment, with the goal of continuing to enhance Homewood’s reputation for educational excellence.
  • Who is the developer and what is their track record?
    In partnership with Samford University, Landmark Development (Landmark) and Johnson Controls (JCI) are jointly serving as Master Developer for the Creekside project. Landmark is also acting as Development Manager for a series of projects on Samford’s main campus that include a new student recreational facility, student residences, parking facilities and related infrastructure. Landmark Development is a national real estate development and investment organization with a broad base of experience in higher education, health care, sports & entertainment, and urban mixed-use / transit-oriented development. Johnson Controls is a multinational corporation with a global portfolio of building products, technologies, software, and services. JCI is at the forefront of smart city, campus and learning environments focused on developing sustainable energy solutions, integrated urban infrastructure, and innovative digital technologies that provide the platform to transform urban environments.
